Layout approval authority. BDA or BBMP-approved layouts are significantly safer than gram panchayat approvals. The difference determines whether your property gets Khata A or B — which affects home loans, resale, and legal standing.
Possession tied to OC. Ensure your builder-buyer agreement links final possession to the Occupancy Certificate, not just key handover. Without OC, you cannot legally occupy the home or get Khata in your name.
